The Government of Telangana issued some guidelines to the people of Telangana State while purchasing an agricultural land in Telangana. These are some important things that are to be verified before buying land in Telangana State. These verifications can be done online from home by any individual before purchasing an agriculture land. According to the Government of Telangana State, these are the 9 records which are to be verified before buying an agricultural land in Telangana. They are:

  • Original Sethwar
  • Khasra pahani 1954-55
  • Protected Tenant Register for the year 1951-52
  • Ceiling register prepared in the year 1976-77
  • R.O.R Pahanies i.e., 1979-80 & 1989-90
  • Past 5 years Pahanies
  • Latest year Pahani
  • Past (15) years Encumbrance certificate
  • 22-A Register

Let us check out one by one, how to verify whether the land is safe to purchase or not.

Original Sethwar:
The original sethwar shows us the Classification of Survey number and the total extent of survey number information. For example, if a person name is shown as Khatadar against the survey number then the land can be purchased, if the survey no classification is recorded as Gairan then the land should not be purchased as the land belongs to the Government.

Khasra pahani 1954-55:
In Khasra pahani 1954-55, if the Survey number is classified as Patta then the land can be purchased. For example, If the land classification is recorded as Mafi Inam, in such case, ORC should be taken from RDO. If the land classification is recorded as Khidmati/Temple Inam, Giaran/ sarkari then that land cannot be purchased.

Protected Tenant Register for the year 1951-52:
In protected tenant register, If protected tenant found then the land can be purchased. For example, if it is recorded that 60 % share and 40% share to the P.T. holder and if the seller is recorded as Pattadar then check whether he is selling his share of 60% or not. 

Ceiling register prepared in the year 1976-77:
In ceiling register, if the survey number is not found in ceiling register then the land can be purchased if not found in ceiling register then the land cannot be purchased.

R.O.R Pahanies i.e., 1979-80 & 1989-90:
If the pattadar name is same in pattadar column and occupant column then verify the extent of R.O.R with the extent recorded in Khasra pahani. If found the same then verify the flow of title from 1954-55 to 1979-80 & 89-90 with reference to link documents. If not then, application should be filed before concerned Tahsildar for rectification /correction of extent. If Pattadar name is different in Pattadar and occupant column in said survey no then it is better not buy such lands.

Past 5 years Pahanies:
In the past 5 years pahanies, if it is found correct then the land bearing the survey number can be purchased, If not then verify the flow of title from 1989-90 with reference to link documents.

Latest year Pahani:
If the seller name is recorded in pattadar column and occupant column, then the land bearing the survey number can be purchased, If not verify the flow of title from 1989-90 with reference to link documents.

Past (15) years Encumbrance certificate:
If the survey number link is found correct then the land can be purchased or else if the survey number link is not found correct then don’t buy that land.

22-A Register:
If the land survey number you are trying buy does not found in 22-A-register then the land can be purchased if the survey is found in the register then that is prohibited for registration so, don’t buy that land.
