Over the period of the last eight months in 2021, the Telangana State Government has generated more than ₹7,000 crores in revenue from registration of property alone. The amount collected from registrations over the last 8 months i.e., from March to November 2021 is already twice more than the amount collected from registrations during pre-Covid years 2019 & earlier. The registration revenue collected this year is already more than 3 times the amount collected in the financial year 2020-2021.
The Telangana government had increased the land rates & registration charges in July 2021 to boost revenue generation & compensate for losses incurred due to the pandemic. However, the increase in rates has not dampened the activity of buyers & investors alike in the real-estate market as the revenue from registrations continues to roll in. In the period of the last 8 months, the Registration & Stamps Department (R&S) registered over 12 lakh documents. More than 3 lakh documents registered were related to agricultural properties registered via the government’s Dharani web portal. Hyderabad. Rangareddy, Sangareddy, Medchal-Malkajgiri & Yadadri-Bhuvanagiri accounted for a majority of registrations at 60% of all registrations.
The revenue collection for the financial year 2019-2020 from registrations was around ₹4,600 crores from over 11 lakh registration. For the financial year 2020-2021, the government generated approximately ₹1,800 crores from over 5 lakh registrations. Meanwhile for the financial year 2021-22, the revenue from registration has already surpassed the ₹7,000 crore mark from more than 12 lakh registrations with another 4 months to go. The high revenue from registration is a real indicator of the recovery of the real-estate market in Telangana where there is a real-estate boom at present.
Narayanpet, Jayshankar Bhupalpally, Kumaram Bheem, Asifabad, Mulugu & Warangal districts had the poorest showing in terms of registrations in the state so far this year. Hyderabad Metro Development Authority (HMDA) & Telangana State Industrial Infrastructure Corporation (TSIIC) auctions also fetch large amounts of revenue from sale of land parcels which is another indicator of positive real-estate outlook in Telangana.
